Case Study: Web Design for Real Estate and PropTech Projects | CENTRIC CR (BLD)

In the competitive real estate industry, launching a new residential development requires much more than billboards and printed brochures. It requires precision digital machinery. The renowned construction company BLD approached FMT STUDIO with an ambitious project: the launch of CENTRIC, an innovative residential complex in Costa Rica designed for a modern and demanding public.

Traditionally, the life cycle of a real estate website is tragically short. Developers invest large sums in visual portals that, once 100% of the units are sold, are abandoned and become a dead expense. With CENTRIC, the objective of BLD and our vision as an agency diverged from the norm. We didn't want to build a simple ephemeral digital brochure; we wanted to develop a technology ecosystem that would evolve along with the building.

This case study details how we designed a dual strategy: on the one hand, an aggressive recruitment machine for leads (potential customers) for the pre-sales phase; and on the other, a long-term digital asset (PropTech) that will serve as the social and administrative heart of the community. CENTRIC for decades to come.

The Real Estate Digital Marketing Challenge: Avoiding the Disposable Web

The residential development market faces a dual challenge. During the construction or pre-sale phase (off-plan sales), the urgency is to generate volume: to capture as many qualified prospects at the lowest possible acquisition cost. However, once owners move in, new logistical challenges arise for condominium management: common area reservations, event communication and community cohesion.

The vision of the construction company BLD for CENTRIC CR was to create a “lifestyle,” not just sell walls and ceilings. The challenge for FMT STUDIO was to translate that vision into code. We needed a web design for real estate projects that was persuasive enough to convince an investor at the Top of Funnel (TOFU) stage, but robust and scalable enough to become a community intranet in the future.

Our initial audit revealed that separating these two needs into separate platforms (a website for sales and then a third-party app for the condo) would double the client's technology costs and dilute the strength of the brand. The solution was a unified end-to-end development.

Dual Strategy Phase 1: Lead Acquisition and High Converting Landing Pages

For the launch and commercialization stage, we structured the digital presence of CENTRIC on two highly specialized battle fronts.

Modern Web Design and Visual Engagement (Full-Bleed)

In real estate, the purchase decision is highly emotional before it becomes rational. The user needs to imagine living in that space. For this reason, the main website (centric.cr) was developed with a modern, spaced aesthetic approach (Airy Design).

We prioritize the presence of edge-to-edge images (Full-Bleed Images) and stunning high-resolution architectural renderings. By minimizing intrusive text and maximizing negative space, we achieved immediate visual engagement with prospects who were at the discovery stage (TOFU). The user does not read about CENTRIC; You experience it visually from the first second of navigation.

Isolated Landing Page for Meta and Google Ads Campaigns

We knew that sending paid traffic (ads) directly to the main website (full of menus and browsing galleries) would reduce the conversion rate. To maximize the return on advertising investment (ROAS) of the construction company, we developed a Landing Page (Landing Page) satellite strictly focused on conversion.

This Landing Page for builders eliminated all escape leaks (no navigation menu, no links to social networks). Its sole mission is to present the key benefits of the project, show the availability of the apartment models and capture the prospect's data through an optimized form. This technical segmentation allowed the sales team of BLD receive a constant flow of leads from Meta Ads and Google Ads campaigns, dramatically accelerating the rate of pre-sales.

Phase 2: PropTech Platform and Long-Term Retention

What really separates this project from any other standard web development is its forward planning. While the Landing Page is in charge of ephemeral sales, the core of centric.cr was programmed to progressively become an asset of daily use for residents.

Events Calendar and Amenities Management

CENTRIC is not just a building; it is a social hub. We develop functionalities of backend that will allow the future condominium administration to manage the common areas in a digital 100% manner.

Through the website, co-owners will have access to an interactive calendar of upcoming events (yoga classes on the terrace, wine tastings on the terrace, wine tasting at the lounge, assemblies). In addition, we integrated the necessary database architecture so that, in the immediate future, the platform will function as an amenity reservation system (gym, BBQ area, meeting rooms, etc.). coworking), eliminating the need for the construction company or neighborhood council to pay for expensive external software licenses.

Internal Social Media: Projecting the “Centric Lifestyle”.”

The masterstroke of the strategy was the creation of a social media-style image portal (Social Media Feed) embedded directly into the website.

This functionality allows the active community to upload and share images of their day-to-day life within the condominium. It functions as an internal, curated social network that, facing the outside world, acts as the social proof (Social Proof). When a prospective buyer visits the website and sees actual residents enjoying the amenities, the level of trust and desire to belong will multiply exponentially. CENTRIC goes from being an architectural promise in a rendering, to a living, testable ecosystem.

B2B Results: Return on Investment and Real Estate Scalability

The development of the digital ecosystem of CENTRIC redefined the way in which the construction company BLD The results of this comprehensive strategy cover both the short and the long term. The results of this comprehensive strategy cover both the short and long term:

  • Reduction of Cost per Lead (CPL): The implementation of a Landing Page The specific, separate and informative web site increased the conversion rate of paid traffic campaigns, lowering the cost of acquisition of each real estate prospect.
  • Operational Savings for the Construction Company: By delivering a platform that includes the future management of amenities and events, we save you BLD and the management of the condominium the future contracting of platforms PropTech (Property Technology) of third parties.
  • Revaluation of Digital Assets: The website will not be decommissioned after the sale of the last apartment. It will be kept alive as the social engine of the building, protecting the client's initial investment and raising the technological cache of the project in the Costa Rican real estate market.

FAQs: Frequently Asked Questions about Web Design and Marketing for Real Estate Companies

  1. Why not send the Ads traffic to the project home page? Sending paid traffic to the home page of a real estate project usually generates confusion. The user gets distracted looking at the gallery, the company's history or the news, and forgets to leave his data. A Landing Page isolated has only one objective: to capture the prospect's phone and mail. It is the difference between handing out a catalog in a public square and sitting the customer in the sales office.
  2. What is PropTech and how does it benefit a construction company? PropTech (Property Technology) is the application of technology to optimize the way we buy, sell and manage real estate. By including PropTech features (such as common area reservations or calendars) in web development from day zero, the builder adds tangible value to the building, justifying a higher selling price per square meter to buyers who value digitization.
  3. How does the internal “Social Feed” impact future stage sales? The Social Feed works as user-generated marketing (UGC). In projects that are built in stages (Phase 1, Phase 2...), showing current residents happily living in the complex is the most powerful sales pitch to convince buyers of later stages. It is the digitalization of “word of mouth”.
